If there’s damage then we will report it accordingly. If there are no elevated issues needing corrective action, then we will freely report that as well. We’re also well versed in quality features and workmanship and will add that information to our reports.

As a neutral third-party inspection firm, we have no vested interest in making issues worse than they really are. We do not perform repairs and we accept no referral fees or kickbacks from repair contractors.

SPECIALIZED RESIDENTIAL & COMMERCIAL INSPECTIONS

Whether your building is a traditional frame, log, post-frame, new construction, or historic property we specialize in performing these inspections. Thermal Imaging & Moisture Intrusion Evaluations help assess the condition of the structural systems by looking for visible installation flaws, conducting extensive moisture readings using electronic moisture devices, and then compiling the information in a detailed report. Moisture inspections are an additional cost to the client.

FEES

Quality inspection fees are worth the investment for the information provided. You’ll notice that fees are set in ranges, due to the differences in buildings with similar square footage. The actual fee may vary based on ancillary services. Buildings without fancy detailing and on-level lots will be in the lower portion of the range, while fancier detailing and sloped lots with excessive ladder work will be in the higher portion of the range.

EXPERIENCE

Phillip Henderson and his staff have been inspecting residential and commercial properties for 30+ years in the East Tennessee area with over 21,500 inspections performed. We have extensive experience in moisture intrusion inspections, diagnostics, and remedial solutions. We are well versed in many types of building materials requiring specialized knowledge and training. Phillip Henderson was the first inspector in Tennessee to qualify as a Board Certified Master Inspector. He is also a Certified Infrared Building Thermographer and uses this technology to see below the surface of building materials for hidden issues. Our aerial drones help us see the tops of roofs, chimneys, guttering, and other inspection items that are usually disclaimed from the inspection.

We provide emergency scheduling for those situations that just can’t wait. When performing inspections we also have to work around the weather and other timing issues. We are also sensitive to the fact that many inspections are part of a real estate transaction where timing is critical and we do our best to accommodate the needs of the transaction.

We’re sensitive to the fact that your client, the buyer, wants to purchase property free of major issues. Our inspections can determine the present condition that allows you to move forth in your transaction in an educated manner.

LISTING AGENTS

We’re sensitive to the fact that you want the home to sell and that the burden to repair major issues will most likely fall upon you and the seller to resolve. As a neutral third party, Phil Henderson and Tennessee Building Inspections have no vested interest in over-reporting or underreporting the issues.

Stucco – Whether your property is clad with EIFS synthetic stucco, hard coat stucco, or stone, we specialize in performing these inspections. We also offer Moisture Intrusion Evaluations to help assess the condition of the water damage by looking for visible installation flaws, conducting extensive moisture readings using infrared and electronic moisture devices, and then compiling the information in a detailed report. Moisture inspections are an additional cost to the client.
