Tennessee Building Inspections is a full service real estate inspection and consulting firm specializing in the inspection of residential and commercial properties. The company services all of TN and is a recognized leader in residential property inspection in the area. Tennessee Building Inspections combines a focus on customer service and experience with the utilization of technology to provide clients with the highest quality and fastest delivery times in the market.
Our company began as Tennessee Building Inspection Services in 1989 as one of the area's first private home inspection services. Over the past 20 years we have grown by adding commercial inspections, environmental screenings, testing, diagnostics, and more recently pre-listing inspections, consulting, and thermography services. We can provide our clients with corrective answers to the problems our inspectors discover. This saves time and money and gives a clearer picture of how to deal with a defect. We are Tennessee state licensed and insured for your peace of mind. We can also provide limited warranty coverage on structure, electrical, plumbing and HVAC systems for our clients at NO COST!! Our goal is to leverage the 20 years of training and experience to inform and assist the home purchase and selling needs of our clients.
EXPERIENCE - Our company has a broad range of experience on both residential and commercial real estate. We have over 20 years of continuous service and performed over 6000 inspections, surveys and diagnostic tests.
TRAINING- The many different services we offer require continuous training in inspection and equipment techniques. We are licensed by the state of Tennessee as Home Inspectors and have been certified inspectors of the ICC and SBCCI for 18 years. We are also members of the International Associaton of Certified Home Inspectors (InterNACHI) and the ASNT (American Society of Non Destructive Testing). Phil Henderson is the first Certified Master Inspector® in east Tennessee, a designation that requires over 1000 inspections and high standards of continuing education and ethics. It is the home inspection industry's highest level designation. Phil is also an ICC (International Code Council) Certified Housing Preservation Inspection, a designation that requires extensive education and training in the areas of building materials and construction techniques and how they are affected by deficiencies. This training gives us the unique ability to diagnose most building related problems and suggest solutions for repair and rehabilitation.
TECHNOLOGY- We have always embraced the latest in any technology that would make a significant difference in the quality of inspections we provide to our clients. Believe it or not .....there are still inspectors who possess little more than a flashlight to help them conduct a home inspection.

My Experience and Qualifications
Phil Henderson , a Certified Master Inspector® began as one of this area's first private home inspectors in 1989. Phil was the first to realized the importance of knowing standard building and restoration codes in performing inspections. Phil is an ICC Certified Housing and Preservation Inspector. Although meeting codes is not what the standard home inspection is about, the knowledge of how things are supposed to be done gives Phil a distinct advantage for his clients. Knowing the codes of homes dated to over 100 years gives insight on what can go wrong. He is qualified to give a professional opinion on remedial work, something most inspectors will defer to a third party. Now, almost twenty years after Phil received his code certification the home inspection industry is offering code related classes. Phil was the first private inspector in the Knoxville area to offer computer generated reports. He is also the first to offer advanced infrared inspections and full motion interactive video inspection reports. He has written and produced several Homes2Pick® "How To Videos" for homeowners and sellers. Over the past 20 years Phil has expanded Tennessee Building Inspections into a multiple service company that includes home testing, consulting and information services. We now provide services to home buyers, sellers, mortgage and insurance companies, and community rehabilitation programs. Phil has done thousands of new construction inspections and easement reports for national mortgage companies like Associates Finance. He has done FHA and Rural Development inspections that require strict compliance with HUD guidelines for local banks and mortgage services. Phil has extensive training and experience with older homes and structures, is a member of the National Trust For Historic Preservation and offers his knowledge and service to our local historic structures. He participates in education programs in the real estate industry, and continues to update the company with new technology for better service and results to his clients. The high resolution infrared camera has added a higher degree of certainty and service that is unmatched in East Tennessee. Phil is Infrared Certified® and ITC trained on the Bcam thermal imaging camera. We have already performed hundreds of inspections with this device ranging from high end home inspections to insurance and damage estimating. (See our technology page)
